For the last 30 years, baseball has taken me further than I ever could have imagined.
From playing on the dirt fields of Seagoville, Texas, to building championship programs in Switzerland, coaching national teams in Brunei, and rediscovering my love for youth baseball development in Bhutan and Nepal—I’ve spent my life turning raw potential into global success stories.
But after dealing with part-time baseball for many years, I had an epiphany on a flight out of the Himalayas: If you want to build a program in a full-time environment with elite development and profound community impact… you can’t just coach the team. You have to own the dirt it’s built on.
Today, my wife Lerma and I are incredibly proud to announce the next chapter of our lives, and the biggest project I have ever undertaken.
We have officially began the process of acquiring the land for the Coconuts Performance Center in Lerma’s beautiful home province of Bohol, Philippines.
This isn’t just a baseball field. It is a 2,500-square-meter youth sports compound. It is the future home of the Coconuts Soup Kitchen, which will feed hundreds of local athletes. And, to fund it all, it is a world-class, 7-suite luxury Eco-Lodge.
My goal is simple: I am going to develop a pipeline of elite teenage prospects and the first native-born Filipino Major League Baseball superstar, and I am going to build a self-sustaining economic engine to do it.

To make this a reality, I am opening the doors for a unique partnership. I am putting together a private syndicate of 7 visionary leaders, entrepreneurs, and business owners for what we call the 40/60 Partnership.
I am not looking for donations. I am offering the naming rights to the 7 luxury suites overlooking the field. Our Founders receive a 40% revenue share from their suite’s bookings as a cash-flowing asset, plus 10 years of VVIP vacation access. They also get to decorate their their respective room or suite via the Design Studio. The other 60% stays in-house to maintain the resort and fully fund the soup kitchen and the kids on the field.
It is about proving that we can build global communities, establish international real estate, and leave a permanent legacy.
The blueprints are drawn, the land is ready, and the heavy equipment arrives in June.
