When you secure a suite at the Coconuts Performance Center, you are acquiring a piece of a living, breathing hospitality and sports asset.
As a Founder, you receive a 40% share of the net revenue generated specifically by your named room. While we do not project exact annual earnings—as hospitality is a dynamic industry—we believe in absolute operational transparency. We want our investors to understand exactly how we intend to drive traffic, maximize occupancy, and generate yield for your asset while funding the compound’s daily mission.
This is not a passive “wait and see” bed and breakfast. We are actively programming the compound to be a year-round destination for international athletes, volunteers, and corporate partners.
The Baseline Economics: Room Rates
Our pricing is strategically tiered to be highly competitive for the island’s international tourism market while generating strong daily revenue.
– The Single Room: $45 per night
– The Double Room: $55 per night
– The Executive Suite: $75 per night
The Volunteer & Partner Package:
For our “Volunteer Abroad” participants and active “Friends of Bohol Coconuts” members, we offer a specialized rate of $499 per week. This premium package includes their room and three daily, high-nutrition meals prepared in our Coconuts Soup Kitchen, creating a seamless, all-inclusive ecosystem for our international guests.
The Operational Playbook: How We Fill Your Room
We are not relying solely on casual tourists finding us on a booking website. The Coconuts Performance Center acts as its own demand generator. Our creative booking strategy ensures the facility remains active across all seasons.
1. The Global Winter Ball Season (January & February)
When winter hits the northern hemisphere, baseball stops. We will host a specialized, one-month Winter Ball season catering directly to European and international players looking for a warm-weather training destination. Your suites will house these athletes as they train on our major-league-quality dirt.
2. College Volunteer Abroad Programs (June through August)
During the summer months, the compound will serve as the premier destination for US college baseball and softball coaches, as well as student-athletes. They will stay in the Founders’ suites while volunteering their time to run clinics and mentor our local Bohol youth.
3. Regional Youth Tournaments
As the premier baseball facility on the island, we will host high-draw youth tournaments. Your suites will be the first choice for visiting coaches, scouts, and parents who want the convenience of staying directly on the compound overlooking the field.
4. The “Friends of Bohol Coconuts” Network
Our extended network of supporters and educators will frequently visit the island to teach night classes, lead community workshops, and volunteer at the soup kitchen. The B&B serves as their dedicated, safe, and premium home base.
5. Corporate Retreats & Government Seminars
Beyond sports, the compound is a fully functional event space. We will market the facility to local government units and private corporations for weekend team-building retreats and seminars. The B&B suites will house their executives, while the open-air Coconuts Soup Kitchen effortlessly converts into a sprawling, covered meeting hall.
Pride of Ownership and The 40/60 Partnership
Every time one of these European players, college coaches, or corporate executives checks into your specific room, the economic engine turns.
40% of that revenue flows back to you as a passive dividend.
60% stays in-house to maintain the facility, run the baseball academy, and feed the local kids.
This model allows you to take immense pride in your asset. You aren’t just earning a return on your capital; your custom-designed, named suite is literally housing the people who are changing the trajectory of this island. It is a brilliant, self-sustaining financial loop.
For our Founders, the strategy is simple: you build the room, and we bring the world to it.
