COCONUTS PERFORMANCE CENTER: THE MASTER PLAN

The Coconuts Performance Center is not just a baseball training facility, and it is not just a bed and breakfast. It is a fully integrated, self-sustaining ecosystem designed to develop elite Filipino athletes, feed a local community, and generate high-yield hospitality revenue for our Founders.

Located in the tropical paradise of Bohol, the compound bridges the gap between international tourism and grassroots sports development.

The Three Pillars of the Compound
We have meticulously zoned the property to ensure our guests experience a unique island experience while having a front-row seat to the community impact.

1. The Athletic Core (The Dirt)
At the heart of the compound lies a baseball infield. This is where we will develop the first native-born Filipino MLB superstar, and where we will host international European Winter Training Camps for both individual players and teams.

2. The Founders’ Eco-Lodge (The Economic Engine)
Overlooking the dirt infield is the Bed & Breakfast. Built using native woven sawali bamboo panels and heavy mahogany framing, this two-story lodge houses the 7 exclusive Founders Suites. This is the financial engine of the compound. Through our aggressive, year-round booking strategy, these rooms generate the revenue that sustains the 40/60 Partnership (40% to our Founders, 60% to the community).

3. The Coconuts Soup Kitchen (The Impact)
Operating as the bridge between the eco-lodge and the athletes, this open-air, covered pavilion features a commercial-grade prep kitchen. It is here that we provide daily, high-protein meals to our young athletes and serve the “Signature Dishes” named by our Founders. In the evenings, the space effortlessly converts into a sprawling meeting hall for corporate retreats, local government seminars, and night classes.

The 2026 Construction Timeline
Transparency and execution are the core of the Founders Club. We are moving aggressively to bring this compound online before the end of the year. Here is our exact development roadmap:

APRIL 2026: Acquisition & Permitting We finalize the acquisition of the land and officially submit our architectural blueprints and compound plans to the local city government for approval.

JUNE 2026: Groundbreaking & Vertical Construction
Heavy equipment arrives on site. We grade the baseball diamond, pour the foundations for the eco-lodge, soup kitchen, batting cages, weight room, and begin vertical construction of the native teak and bamboo structures.

DECEMBER 2026: The Grand Opening
The Coconuts Performance Center officially opens its doors. The first pitches are thrown on the diamond, the first meals are served in the soup kitchen, and the first international guests check into your custom-designed Founders Suites.

Founders FAQ: Operating the Compound

Who manages the day-to-day operations of the facility?
Coach Merv and Lerma oversee the entire compound. From managing the VIP Executive Concierge staff at the B&B to running the youth baseball academy and overseeing the soup kitchen menu, the operation is managed entirely in-house by our dedicated team.

How is the facility financially sustained?
The compound is its own demand generator. It is sustained by the revenue generated from the 7 B&B suites. We actively book these rooms year-round with European Winter Ball players (Jan/Feb), US College “Volunteer Abroad” coaches (June–August), Friends of Bohol Coconuts international supporters, regional youth tournament attendees, and corporate retreats.

Who maintains the physical real estate and the baseball field?
The 60% portion of the room revenue that stays in-house is strictly allocated to facility maintenance, groundskeeping, soup kitchen, sports equipment, etc. Your asset is meticulously maintained without you ever having to lift a hammer or pay a surprise HOA fee.

Is my investment a donation or a business asset?
It is a hard, cash-flowing asset. The Coconuts Performance Center operates as a hospitality business that uses its profits to fund a philanthropic mission. You own the naming rights to your suite, you receive a 40% revenue share of its bookings, and you hold 10-Year VVIP Vacation Access to the property.
